Okay, enough of you all up on her dick. Jesus Christ.

As far as time shares it depends. If you through a company like Wyndam or West Gate, you can use other timeshare locations besides that particular one in Vegas. So that is a nice benefit of it.

However, those companies can also have black out dates and raise the resort fees depending on the week of the month. The majority of the timeshares aren't on the strip either, so they are cabs and extra expenses (such as your own food) that don't always get factored in to your regular stays.

You need to decide what gets you the most bang for your buck.

It's a turn of phrase. Not really implying you have a dick, but it sounds much catchier than "get off her vagina".

So I thought.. hmm.. real estate is horrible in Vegas right now.. so what about picking up a timeshare?

Does anyone have experience here with timeshares in Vegas? Any recommendations?
I don't own a timeshare, but I know a couple people that do, one at the Marriott grand chateau.
I'm not sure how much she paid, and she seems to be happy with it and got a free trip after attending the presentation.
I've stayed there, and we had to pay maintenance/cleaning fees, and i think she has to pay some kind of yearly fee on top of that. Its actually quite nice inside, and its on the strip next to PH.

That being said, I think it's more worthwhile to just get a cheap room on the strip like at Ballys or something instead of paying for the fees if you are going to be using it a couple weeks per year.

The other TS owner is my friends parents, and it is behind the Venetian, but when he goes, he just stays in a strip hotel instead cause he likes being in the action when he goes to vegas.

oh, and as an aside, when i was trying to rent a certain timeshare in HI, I was reading all these awesome reviews on tripadvisor on how great this particular place was.

Then on some forums people were writing about how this place was the best investment and how much they like it, blah blah blah..

ended up staying there, and the place was pretty crappy.
everyone probably knows this, but I later read an article how a lot of those articles and posts are written by timeshare owners trying to make it seem better than it is, cause they plan to sell later, so beware of reviews of timeshares, they seem to be quite slanted.

                uh huh

maybe you should think twice about posting something immature like that. not sure what this has to do with the subject at hand. you may have been posting here longer than me, but we do not really know each other at all, so comments like that are not really appropriate.

Thanks Kori, for the lengthy insight..!

I think the main reason for me was for investment purpose as well I have always wanted to buy a property in the united states because of the current conditions.. but there are some banking rules that somewhat prohibits this. The Canadian banks will not loan money to buy property outside of Canada.. and the American banks will not loan to Canadians lol And since I don't have few hundred thousand dollars comfortably sitting in my savings account, I thought timeshares might be an affordable option.

Of course, this is assuming that timeshare prices have crashed along side with the real estate... and bonus would be that I would get to use it until the economy recovers

Those fees would definitely make or break the deal though. Another benefit to it I heard was that you can trade your timeshare for other ones, as long as you buy from a bigger hotel chain (like Marriott, Hilton, etc). I figured Vegas one would be pretty popular later on too (probably not right now due to hotel prices)..

Can't believe i missed this thread. I just recently bought my condo and when I get settled in and build up enough savings.. Vegas is going to my next destination of choice. I am actually considering more like the Henderson Green Valley area or Summerlin. Will be a bit aways from the strip, but they got newer construction there.

I believe that is Cancun. http://www.cancunresortlv.com/
We have stayed here a couple of times. The last time for NYE. Our friends own the timeshare here and we really like it. They have a shuttle to the strip that drops you off across from the MGM. (I can't remember the name of the hotel) You can book the rooms without buying the timeshare or having to hear their speech if you want to check it out.
Dear Captain Morgan.....I've seen the pics we need to talk!

Hmmm this is a great idea..! I quite like GVR.. but this would be more of a permanent investment. Like if I was to buy something in or near Vegas for keeps, it would definitely be in GVR or near Lake Las Vegas.

I like staying at the hotels. I dont think it would be the same at a house. On VRBO, you can rent houses much bigger than that for fairly cheap.

The only way it would make sense to me, is for investment purposes.
